Our Process

1. Initial Consultation

We will begin with an initial consultation and meeting to gain a clear understanding of the goals that you would like to achieve for your home. During this session, we will discuss your requirements, provide approximate price ranges based on similar projects, and arrange a site visit to assess the space. This meeting will also offer an opportunity for us to address any questions you may have, as well as provide references from the past clients to give you confidence in the quality of our work.

2. Project Drawings & Specifications

You will need an Architect to coordinate the surveys, create the design, and ensure compliance with all relevant standards. The Architect will guide you through the entire process and submit any necessary applications to obtain the permissions. If you already have an Architect, great—we’ll work closely with them. If not, we can recommend a trusted professional. Many of the Architects we work with also have relationships with Structural Engineer and can provide recommendations. Alternatively, we can suggest a reliable Structural Engineer to design the project’s structural elements, ensuring everything from the foundations to the beams is built to last and fully compliant.

3. Quotation

Once the plans, structural requirements, architectural details and specifications are finalised, we will provide you with a detailed quotation. We’ll then organise a pre-build meeting to review the scope, inviting tradespeople like electricians and plumbers to address any questions and go over technical details to ensure the project stays on track. This collaborative approach helps to coordinate all aspects of the project effectively. If the discussion leads to any changes in the plan, we will update the final quoted price accordingly.

4. Contract + Plan Of Works

Once you’ve reviewed and approved the final build price, we can proceed with finalising the contract. We typically use industry-standard contracts, such as JCT Contracts or FMB Contracts, depending on the specifics of your project. These contracts are designed to provide clear terms and protect both parties throughout the process. In addition to the contract, we will also prepare a detailed work programme that outlines all stages of the project. This schedule will include key milestones and timelines for each phase of the work, ensuring that everyone involved has a clear understanding of the project's progression.

5. Pre-Commencement

The pre-commencement meeting is the final step before we begin work on-site. This meeting brings together the project team, including the architect, to plan the construction phase in detail. It’s an opportunity to clarify roles and responsibilities, establish lines of communication, and ensure everyone is aligned. We’ll also agree on meeting schedules, review the work programme, and discuss important site logistics such as access and health and safety procedures. This ensures that the project starts smoothly and that everyone is on the same page from day one.

5. The works commence

Once all the paperwork is finalised and the pre-commencement meeting is complete, we’re ready to start your project. We’ll take the time to properly set up the site, ensuring everything is secure and prepared for the work ahead. Throughout the build, we work closely with Architects, Party Wall Surveyors, Building Control and other third parties involved to ensure the process runs smoothly and efficiently. We will closely monitor the progress to ensure the project stays on track and meets the highest standards of quality. Our director, Jack, will be available to address any questions or concerns you may have.

6. Handover

Once the project is complete, we’ll provide all relevant paperwork for electrical and plumbing work, along with guarantees for any installed items. We’ll also guide you through the operation of any technical installations. A final inspection will be conducted with you to address any snagging issues. A few weeks later, we’ll arrange a follow-up appointment to ensure you’re fully satisfied with all details and finishes. Our contract includes a three-month retention period to address any settling issues, giving you reassurance that we can resolve any concerns that arise.
